Technical Services Alongside Material Supply
Building MEP design and technical services for your project.
Construction mechanical and electrical material supply is our core business. Alongside it, we provide five technical services for building projects, serving contractors and overseas electromechanical-material distributors.
Five Engineering Support Services
Turn project information into a clearer procurement plan.
Start with the drawings, quantities and schedule you have. We review your needs and agree the support scope with your project team.
Building MEP Drawing Design
Develop building mechanical, electrical and plumbing drawings around the agreed design brief, project requirements and coordination inputs.
Useful inputs: Design brief, architectural and structural drawings, system requirements, applicable standards and project stage.
Drawing Refinement
Refine existing MEP drawings with coordinated routes, installation details and interfaces informed by site conditions.
Useful inputs: Current MEP drawings, site dimensions, coordination notes and details needing refinement.
Construction Cost Estimation
Prepare construction cost estimates using the agreed drawing scope, quantities, specifications and pricing assumptions.
Useful inputs: Drawings, BOQ or quantities, specifications, pricing references and the estimate basis.
Quantity Surveying
Measure quantities from MEP drawings and verify BOQ items for tendering, procurement and cost control.
Useful inputs: Current drawings, measurement rules, specifications, existing BOQ and required output format.
Construction Workflow Optimization
Review construction methods, installation sequences and trade interfaces to improve the planned workflow.
Useful inputs: Construction plans, installation scope, trade interfaces, site constraints and work procedures.
The support scope, deliverables and timing are agreed for each project. Material alternatives and installation details should be reviewed through your project’s approval process.
Choose the Right Support Scope
What to prepare, what to clarify and what to agree.
The five services address different questions. Use these briefs to identify your priority and agree the scope, deliverables and timing with HZX.
Building MEP drawing design: define systems around the project brief.
Develop mechanical, electrical and plumbing engineering drawings for the agreed building scope. Start with the intended use, architectural and structural information, system requirements and the applicable project standards.
Prepare the design brief
- Provide building plans, project location, design stage and the disciplines included.
- Share system requirements, equipment information, utility interfaces and the drawing formats needed.
- Identify the project design lead, coordination process and the local submission requirements.
Agree the deliverable
Define the drawing list, design inputs, revision stages, coordination responsibilities and review process. Confirm local approval and sign-off responsibilities with the project team before work begins.
Quantity surveying support: verify the BOQ before procurement.
A BOQ review starts with an existing bill of quantities. The purpose is to compare its items and quantities with the agreed drawing and specification scope, then make discrepancies easier to resolve before pricing or ordering.
Prepare for the review
- Provide the BOQ in an editable format where possible, together with the drawing register and current revisions.
- Identify which disciplines, buildings, floors or packages are included. State whether fittings, accessories, supports and installation allowances are included in the measurement basis.
- Highlight known design changes, substitutions and exclusions so they can be considered alongside the original quantities.
Agree the deliverable
Ask for the review to distinguish quantity discrepancies, missing scope, duplicated items and questions that need a design-team decision. Agree the format of comments and any revised quantity schedule before work begins.
drawing refinement: clarify coordination and installation details.
Drawing refinement develops the coordination and installation detail of existing mechanical, electrical and plumbing drawings. Useful review questions include whether routes, interfaces, equipment connections and access requirements are clear enough to support procurement and site preparation.
Prepare for the review
- Provide current MEP drawings alongside relevant architectural and structural information.
- Mark the zones or details needing attention and explain the site constraints, dimensions and interface issues already identified.
- State whether you need comments on an existing detail, coordination recommendations or a defined set of drawing revisions.
Agree the deliverable
Agree the review scope and the responsibility for approving changes. Recommendations should be checked through the project’s design and approval process before they are used for construction.
Construction cost estimation: establish a clear budget basis.
A construction cost estimate connects measured quantities with specifications, material and installation scope, pricing references and stated allowances. Define the estimate stage and pricing basis so the project team can understand the assumptions behind the budget.
Prepare for the review
- Share the BOQ, material specifications, quotations and budget priorities.
- Identify currency, delivery basis, packaging, documentation and any installation scope included in each offer.
- Separate confirmed requirements from alternatives you are willing to consider.
Agree the deliverable
Define whether the task concerns a preliminary estimate, tender budget, material-option comparison or settlement support. Ask for assumptions and exclusions to be stated alongside any comparison; a lower unit price alone does not establish an equivalent offer.
Quantity surveying: connect drawings, measurements and the BOQ.
Quantity take-off starts from the drawing scope and measurement rules. It differs from BOQ verification, which checks an existing quantity list. A clearly defined take-off helps connect drawing references with the material schedule used for procurement.
Prepare for the review
- Provide legible drawings with scale information, schedules, specifications and a revision register.
- Define which systems and areas to measure, the units required and the treatment of fittings, accessories and allowances.
- Tell us how the result will be used: tender preparation, procurement packages, staged delivery or another agreed purpose.
Agree the deliverable
Agree how quantities should be grouped, such as by system, building, floor or product family. Specify the required output format and how subsequent drawing revisions will be handled.
Construction workflow optimization: review the sequence before work starts.
Process review considers the order of work and the coordination needed between activities. For MEP packages, useful discussion points include access, installation dependencies, inspection stages and the timing of material availability.
Prepare for the review
- Share the proposed method or work sequence, installation scope and programme.
- Describe access restrictions, storage limits, interfaces with other trades and any known site constraints.
- Identify the specific coordination or sequencing problem that needs attention.
Agree the deliverable
Agree whether you need comments on a procedure, a revised sequence or another defined deliverable. The responsible site and design teams should review recommendations against project requirements and site conditions.
Planning Your Enquiry
Common questions before a technical review.
Should I request BOQ verification or a quantity take-off?
Request BOQ verification when you already have a quantity list to check against the drawings and specifications. Request quantity surveying when you need quantities measured from a defined drawing scope. If both are needed, identify them as separate tasks in the brief.
What if the drawings are still changing?
Identify the revision to be reviewed and list any known changes. Agree how later revisions will be submitted and whether they change the review scope, delivery date or fee. Mixing revisions can make a quantity or cost comparison difficult to interpret.
Can material supply and technical services be discussed together?
Yes. Send the material list with the engineering questions, but distinguish the products to quote from the technical work requested. The supply offer and technical-service scope should each state what is included.
What determines timing and pricing?
The size of the drawing package, required disciplines, document completeness, review depth and requested output affect the scope. Send your deadline and available documents so HZX can confirm feasibility, timing and commercial terms.
Support Across Three Project Stages
Keep quantities, costs and supply connected.
Bidding & Tender Preparation
Check BOQ quantities, clarify material scope and discuss cost references and procurement planning before the bid is finalized.
Construction & Batch Supply
Connect material orders with drawing details, installation workflow questions and the sequence of work on site.
